We’ve had a wonderful summer here in Marbella, with glorious sunshine, lots of tourists and many buyers viewing their dream property. Now the majority of the tourists have left, we can enjoy one of our favourite times of year – Autumn on the Costa del Sol.

This year we saw a significant increase in serious buyers over the summer than in previous years, which suggests that our very busy Autumn season is going to be a good one. So if you’ve been renting out your property during the summer and are considering selling, this is a very good time to do it. However, make sure you give your property some TLC before welcoming viewers through the front door.

The powerful summer sunshine is hard on outdoor furniture, bleaching blinds and upholstery and cracking plastic and wicker furniture. So the first thing to do is to give everything a good clean and then check your outdoor furniture for any deterioration, or stains. Adding some new sofa cushions or covers can make a big difference, or accessorising an outdoor area with a nice sun umbrella, which can add a focus. These outdoor areas can also be prepared for winter, by adding a fire pit, heaters or candles which can show potential buyers that they are fantastic all year round.

If you’ve been renting the property, then there will probably be some wear and tear inside as well. Check the property carefully, deep clean it and decide whether it could do with a new coat of paint –  a cost effective way to transform your property and make it look new again.

Once you’re happy that everything is looking clean and in good condition, you can take inspiration from the season to style your property and make it look great. It’s all about adding the warmth of autumnal colours and seasonal touches, which is a really good way to show that Spanish properties are a good choice all year round. Here the weather helps you out too, as September and October are usually glorious and it contrasts nicely with the weather in the home countries of our international buyers.

Flowers and fruit are always a great idea for lifting a room, but can you bring in the seasonal touch by making a display of apples or seasonal fruits such as pomegranates, cinnamon sticks and candles for example. Or, rather than a bunch of flowers, how about some stunning autumn leaves in a simple vase? It can look really striking!

If you have an open fire, it is still too warm to light it, but this doesn’t mean you need to leave it empty. Make a feature of this by lighting a display of candles in there, or create a nice display of pine cones and autumn leaves for example.

Candles are always nice to bring light, warmth and scent into a property, so choose some beautiful candles and don’t be afraid to light them for a viewing, especially in the afternoon or evening. Another nice idea is to bring the seaside inside, by collecting bleached drift wood that may wash up and arranging it in a bowl, or in your fireplace. It gives texture, colour and reminds people that they are near the beach too!

Finally, you can make your property feel more suitable for the autumn and winter with some throws and bed spreads. Use burnt orange and brown tones to bring out the season and also lift the white interiors normally found in Spain.
