Bringing empty, new properties to life with styling

There are many brand new developments on the Costa del Sol, as well as those who have bought off-plan and are now trying to sell properties, many of which have never been lived in. You would think it would be easy to sell a shiny new property, but the problem is, without furniture and furnishings the property feels cold and blank and most buyers don’t have the vision to see what it could be once they injected their own personality into it.

This is where property styling comes in! We can take a new property and bring it to life, with carefully chosen furniture and soft furnishings. Each property is different and has its own strengths and weaknesses. We consider those when choosing where we will focus our efforts and how to maximise the sense of space, light and style throughout the property. This gives your potential buyer the best first impression during their viewing and you can sell the property unfurnished, or include the cost of the furniture in the asking price.

You can see just how well a styling on a new property can work by looking at this brand new townhouse in Los Naranjos de Marbella.  This is a lovely property, in an excellent location, but it wasn’t selling, so we took the project on for a styling and now it’s looking fantastic and getting a lot of interest from buyers.

It’s strange but true, that by adding the right furniture and accessories it makes the room seem bigger and allows the buyer to see exactly what they could do with the space. This was particularly important with the living/dining area, which when empty looked like an awkward space due to the L-shape formed by the patio doors. However, as soon as the space is separated by furniture to make a clear divide between living and dining areas, the shape makes sense.

The bedrooms also looked small without furniture in there, but as soon as you add beds, it’s clear that they are good sized rooms. We dressed one with a double and one with twin beds, to show the flexibility of the space and also the rental potential. Finally, by adding a daybed in the smallest room, you can see that while it is a small space, there is potential for a single bed, a cot or child’s bed, or a desk. Without anything it looked unusable, but once a few things are in there it’s clear that it is a useful space.

Last but not least, we addressed the problem of the garden. This should be a selling point, but in a new urbanization where they haven’t landscaped it can look bleak. Walking into that garden before, buyers were put off by the amount of work they would need to do to make the garden work for them. However, simply by removing the sad looking plants, covering the soil with artificial grass and adding a table and chairs, you can immediately see what a great space this is.
