Style Sells and it doesn’t have to cost a fortune. Our team recently transformed this dated kitchen with just some paint and IKEA furniture. This makeover cost just 1,500€, yet it will make all the difference for buyers and get the seller a higher price and more offers.
Inspired with this successful and low cost transformation we wanted to give you some tips on how to homestyle on a budget –
Clean, declutter and reveal the true potential of your property – This costs nothing, yet can achieve amazing results on its own. Cluttered homes look smaller and restrict the imagination of your potential buyers, so knuckle down and clean up. Put as much as you can away, or in storage, depersonalise and allow your home to appeal to many more potential buyers.
Air your property and make sure it smells nice – There’s nothing more off putting then going into a property and smelling something nasty. Unfortunately, Spanish properties can often smell damp or of drains if they have been shut up for a while, so make sure you ventilate your property well before any viewing and give it a good clean to make sure it’s fresh. It’s an old trick to bake a loaf of bread or some cakes to give the house a lovely smell and have something to offer your house hunters. Another way is to light scented candles to give a delicate scent throughout the house.
Paint – If your property is dark, or looking tired, a fresh coat of paint can make an amazing difference and doesn’t cost a lot. Invite friends around for a painting party if you’re really on a budget, or get a trusted painter and decorator in for the best results.
As you can see from our kitchen transformation, painting cabinets are a really cost effective way to brighten up your kitchen and modernise the look. Tired furniture such as tables and chairs can also be painted to refresh it.
Focus your attention on key rooms – To save money, select the most important rooms in the house and homestyle in those rooms. These are normally the living room, kitchen and bathrooms. Spend time and money on those areas if you can’t afford to do the rest of the house. If your property has any particular shortfall, like a small second room, or poor outdoor space, these should also be a priority for styling, as they need all the help they can get!
Adding soft furnishings – It’s easy to brighten up a bedroom or living room by adding soft furnishings such as cushions and bed spreads. It adds colour, texture and warmth to the room and can give buyers that “feeling” which makes the difference between a sale and another failed viewing.
Rent rather than buy your styling items – Professional homestylers like us have a selection of carefully selected furniture and soft furnishings that we can put in clients’ properties while they sell and then remove them afterwards. If buyers want the furniture this can also be arranged, but by “renting” furniture in this way you don’t have a big upfront investment and can recoup any expenses when you sell.
