This time of year the majority of people staying in our holiday rental properties in Nueva Andalucia, or looking to buy are families. They come here in droves in July and August, as the kids are off school and they can finally take a holiday together.

Families often fall in love with the area, as it’s such a great place for the kids, with the pool, beach and sports facilities on the doorstep. Parents notice how child friendly everything and everyone are too – kids are welcome wherever you are and doted on by everyone, so it’s a much more relaxing environment for young and old. All these reasons, lead a lot of these family visitors to consider buying a property in and around Marbella, either as a holiday home, or to relocate.

How can you get your property to appeal to these families? Property styling of course and a little bit of thought and attention to what families with young children find important.

From a styling point of view, a great trick with a smaller bedroom, which might be seen as a drawback for a childless house hunter is to turn it into the perfect kids’ bedroom, or playroom. You don’t need much, just the addition of some bunkbeds and a colourful rug, or some toys to create the illusion. Second hand toys can be picked up inexpensively from charity shops, on the Facebook buy, sell groups, or you can buy new and stylish ones at Ikea. Families love it if their kids can play while they view the house, so these toys are a great sales tool to relieving pressure from parents and extending the viewing!

If you don’t want to do a dedicated kids’ bedroom, putting a cot in the master bedroom for example, shows off the space and also lets parents imagine sharing the space with a child, which works very well in a smaller property.

There are a few other touches that you can try to get the family vote. The addition of a high chair in the kitchen and a stairgate at the top of any steep stairs, gives parents a feeling of security and welcome and they can relax while you show them the property.

However, there is a flipside of this scenario that you need to avoid. If you have kids, you need to watch that the toys and paraphernalia don’t overtake the house and make it feel cluttered and messy. The ideal is to have child friendly areas and smart, aspirational adult zones, so that parents can imagine family time, but people without children can also feel welcome and happy to be there.
